


Remember when we mentioned a new condo development that caught our eye back in October of last year? We were able to get a sneak peek of the completed units a few weeks back. Typically when we hear the word loft we picture a tricked out warehouse space with high ceilings, a wall of windows and no defined rooms. Hamilton Lofts aren’t lofts in that sense of the word, but they do have lofty characteristics.
There is one unit per floor with private elevator access directly into each unit. A video intercom provides security as well as a double door entry. There are also the added features of French doors in the living and dining area that afford lofty views across Harlem and plenty of natural lighting. The living rooms have built-in bookcases , recessed shade pockets, recessed lighting in 10 ft. ceilings, and rich hardwood floors.
The kitchen is an open design with all the modern amenities we’ve come to expect in Harlem, like Viking stainless steel appliances, Caesarstone countertops, Kohler fixtures, and the ever elusive garbage disposal.
There are two bathrooms per unit. The master bath features a linen closet, slate floors with radiant heat, mosaic tiling, and a glass enclosed shower. The second bath features a Briggs tub.
In addition there is a Bosch washer and dryer in the hall, a walk in closet in the master bedroom, storage space for each unit, and terraces/patios, as well as rooftop access for all residents.
During the walk-through, the quality of the construction was noticeable. This is not a quickly built, cheaply slapped up building that is becoming the norm with some developers. The developers of Hamilton Lofts are Gold Development , also the developers of Hamilton Parc on West 136th and 48 Bond.
The units were warm and cozy, but not tight and confined. They are well lit since there are no buildings blocking the front view. There is also an open landscaped space between the twin building that offer more light in the rear of the building. There are six units per building. Most of the units are two bedroom two baths. The lower level unit is a two bedroom one bath and unit number two is a rare three bedroom two bath.
Prices range from $539K for the 2 bedroom one bath to $698K for the penthouse unit with the private terrace and spiral staircase. In addition, first time home buyers get to receive the newly enacted tax credit amount of up to $8,000 as part of the American Recovery and Reinvestment Act of 2009.

Great value I must say, especially for the city. Bosch, Viking & Kohler are all excellent brands. Seems as if you’ll get quality for your $$$.
