Here is a new environmentally-considered affordable housing development by HCCI and J. Rose Cos. in Harlem. The building/urban design could be better, but the overall program and intent of the project is promising for the long-term future of the community.
“Jonathan Rose has said that “Green projects like these are tremendous investments in the future of the community. By integrating social services, job training, affordable housing and green design, we’re modeling what the future of Harlem and New York City – in fact, cities nationwide – can be.”

The marketing agents for the various HPD lotteries do vary in the way they handle applications. I didn’t have the bad experience I’ve heard from others who have been in the lottery process… And yes, the rules are the rules, so only apply for lotteries where you know you meet all of the various requirements, otherwise you won’t get very far. My biggest suggestion is that you have all your ducks in a row in the even you re selected for a lottery apartment. In my case I had to come up in 3 business days with the 10% deposit in order to secure my apartment. If I weren’t able to borrow money from people, etc., they would ave passed me on to the next person.
Seems you have a legit complaint on that one where they didn’t process your income paperwork correctly…. Maybe call HPD to let them know about that.

I’m desparately serching fo rmiddle-low income apt. It in crown heights turned me down with spurious comment that they did not want hed of household (my son is 22) for a 2 bedroom. Another had me apply twice, failed to contact me, after 6 phone calls I was told they mailed a letter (they didn’t) and I made too much. Turns out they added two years income together. Submitted more material and still haven’t heard. third turnd me down cause I wasn’t living in 5 boros when I applied. that means that unless you have lots of money, you just can’t live here. Any suggestions?
